Conventional Mortgage Loan Guidelines

Conventional mortgage loans have a maximum cash-out LTV (loan to value) of 90%. In many cases, this is enough to allow borrowers to consolidate the debt they would like to pay off. Conventional loans, like FHA loans, offer a fixed rate, no prepayment penalty & the payment includes your taxes & insurance. Contrary to popular belief, you do not have to have perfect credit to get a Conventional loan. Many times, simply providing an up to date 401k statement is enough to allow less than perfect credit into a Conventional loan.

FHA Mortgage Loan Guidelines

Many in the mortgage industry thought they would never see the day that FHA would offer 95% LTV (loan to value). Even borrowers with perfect credit are taking advantage of FHA financing. Gone are the days of FHA being a first time homebuyers program. Gone are the days of stringent property inspection rules. Gone are the days of Government Bureaucracy standing in the way of progress.

Predatory Lending

It's our belief that FHA changed their cash out rules in response to the predatory lending practices that have plunged so many homeowners into variable rate, prepayment penalty mortgage loans. Universal Default

Credit card companies reserve the right to pull your credit whenever they wish. Even if you have not made any late payments, they can & will raise your rate & minimum payment due, even if they only determine that your overall credit limits VS balance ratio is too high. Credit scores go down, even if you have not made late payments. If your card balances are above 50% of the high credit available, scores start to go down. If your cards move past the 75% mark, it is probable that your scores will go down significantly. That is all it takes for card companies to raise your rate & payment on your card.
